$4000.00 for two cord per year? What kind of wood is on the property? sounds like a lousy deal, IMO.

Heck, you could get a LOT of big log loads of premium hardwood dropped right your property for 4 grand......Just my two cents...

I thought that was kind of crazy. Also, never heard of any one doing this with firewood. I can get a National Forest permit for about $20 for 2 cords. Wood in WV is easy to find..

Exactly! Sounds like this guy is either scheming for money, or is just plain dilusional......;)

Call him up and offer him 400 dollars. Tell him you mistook the original listing and say there's no way someone would ask that kind of money for something as simple as two cord a year for life....::-)
 
Yeah, that sounds a bit off. I agree w/Scotty maybe the guy fat-fingered the ad with an extra zero and it was supposed to be $400. Crazy. I can get 40ft log truck loads of oak for ~$120-$140/cord, or as Vincent mentioned NatForest permit here is $10/cord.

I could have 12-13 years of splits delivered to my door. I'd say it's a typo.

I just sent him a email to see if it should be $400.
 
A lot of that area was coal mining country but mining in WV ain't what it use to be. I'm not too surprised, lots of folks are now becoming "overnight millionairs" up there because of the natural gas discoveries. Some good old boy will have a pocket full of cash and buy it just for fun. Now with gas there is another boom, kinda' like what's going on in N.D. Reminds me of the gold rush days when eggs were $2 each and bread was $5 a loaf.
 
I got a email back from the seller and the price is $4000. He said firewood goes for $200 a cord, and I should do the math it was a good deal. A 8ft truck load of firewood goes for about $80 here.

Yeah. That $200 a cord is Processed wood (C/S/S) His wood is still standing.. So it's worth maybe $40 a cord in standing timber (that's still pricey)!

That guy is definitely delusional !!!

You also need to take into account the seller's age and health. It is his lifetime right, not the new buyer's. If he has stage 4 cancer or is dying from something else, that lifetime firewood right isn't worth much. Plus, as others have said, $4,000 buys a lot of wood, whether it be log length or even cut, split, and stacked stuff.

milleo, is that price for split wood, rounds, trunks? around here a cord of oak split and delivered is between $175 and $200. hopefully you're not talking about trunks.

Spend $4k, $20 a year....thats 200 years worth of rights to cut wood....400 cords. Even the biggest horders here can't take that on ;)
 
Thats worse than the guy trying to sell 14 splits for $75, his ad stayed on a long time, Im sure he got some nasty emails after awhile and probably took the ad off after that.
 
Around here you could buy an acre or two wood lot for 4k. Probably get a cord or two out for many years.
 
A few years ago, a friend of mine owned property way past the back of nowhere in Kentucky. At the time, he could sell the logging rights for more than the property alone was worth, because the owner was still stuck with the cleanup and taxes, not to mention the historical mining and drilling waste remediation. Logging companies didn't want the headaches, just the wood. Beautiful property, but unfortunately one neighbor did sell, and their entire view turned into a clear-cut Armageddon.

That's going to look like a bargain when wood hits 8 zillion a cord after we run out of oil.

Aside from the price I'd be worried about the legality and permanence of his "lifetime rights." Who knows how long those rights will actually mean anything. What happens if the land is developed? mined" turned into a farm? I don't believe he actually has lifetime rights that he can sell.
