2009 Electic vs Oil vs Pellets

I was looking at an old thread from 2009 that I started. Pellets for the cheap stuff was $300/ton, oil was $1.90/gallon and electric may have been about the same. One of the posts said propane was $1.50/gallon in 2009.

Now you can get the cheap pellets for $220/ton and oil is $3.80 per gallon. I think propane is about $3.00/gal. Wow times have changed. Looking back I am glad I got the pellet stove, which BTW I got a $1400. deduction on my taxes. If only I played the stock market this good.

My electric off peak rate has went from 4 to 6 cents and the connect fee has risen from 17 to $25. Propane 1.25 per Gal to 1.65. Don't have a clue what pellets were going for as I still was burning cheap corn.
 
that year was the rush year for pellets... supply of fiber was low and demand was super high coming off 2007/2008 $5 gas....
 
Many went back to oil that winter. Saw a lot of stove hit the CL adds. Buddy bought a stove in 2010 that had 2007 on the name plate. So they took a few seasons to sell off what they made proir to the big oil price dip.

Home prices also crashed and still haven't quite got back to the 2008 era yet. Many still owe more than the house is worth today!

I got a neighbor thats about to walk away from his. Sad really, That the bank would rather forclose than to work with them. I bet its because they can claim the loss on insurance. But can't claim the loss if they work on reducing his morgage.

Don't use Zillow as the "be all, end all" of your house price info. I did, and found out they were way off. Have an appraiser do it the right way.

Yeah, I know... but its pretty close. even with 20% margin of error, i'm still a years salary in the hole.
and that's before realtors take 6%.....

I hear ya. Trying to sell mine....tough going. But I got the real-estate lady down to 5%.
 
The issue is with the fall of home prices our taxes have still increased!! The tax people say my house is worth let’s just say $275,000. I tell them that if someone will pay me that I will move out in 72 hours. I am lucky as I brought my home in 1998 when prices were very low. People are giving the homes back to the banks all over the Hudson valley. Currently there are over 3500 homes for sale in my area. Hope it improves in a few years.

IMCMAN it is a little better on the west side of the river. Good luck on the sale.
 
The city here re-evaluated all the houses down and brought the mill rate up to compensate.
net 0 really, but in the future when house values go up, the taxes will skyrocket.

I already pay $5500 a year in house taxes.
and that's before the car taxes (another 1k), the 6.35% sales tax, the 12% income tax....

did I mention my house is a modest 1400 sq ft on .4 acres?

I need out of here....
 
As we step back in time. I found this the other day. Pellet prices from 07/08. Thought I'd share, Maybe we'd get a chuckle. IIRC the 08/09 prices were much higher.
