I'll ditto the past from Tim Lunden - in addition to the lower cost of pellets vs. oil, and the 'green' aspects of sustainable renewable energy with very low emissions, there's the AESTHETIC appeal that a pellet stove has. It offers more heat than an open hearth fireplace with lower clean-up while still having that cozy feel.
 
I'd add 10k to the price of the house then put in a pellet boiler at the new place.
 
If the house comes with a Harman, stress that as being like the Cadillac of pellet stoves, and the finest of choices for the home they are looking to buy.
 
Good points covered here already but I think I can add a few thoughts to the discussion.

The questions you are asked is going to do a lot with how savvy the buyer is.
Have the stove clean and running when you show the house if possible. If the intent to to help show value that should help. When questions come up keep the answers to the basics. I think Rona made an excellent point on this but I think you could expand a bit on some details such as pellet storage, tons burned per year, cost savings experienced and the annual professional maintenance cost. These are questions only the seller can answer. Let the potential buyer do their own due diligence on the model and upkeep of owning a pellet stove. Mention Hearth.com as an excellent resource on the subject;).

You may also want to ask the seller if they can produce the permit (if required) and the dealer that can service the stove so the information can be transferred to the new owner.

Last but not least, some folks may have concerns about their kids getting burned. Some stoves have hotter surfaces than others so back to buyer DYODD. However they do sell gates to keep the little ones at bay.
I had my house on Prince Edward Island up for sale about 4 years ago. We have a St. Croix Afton Bay working perfectly there. A buyer came along and didn't want the stove. They offered our asking price on the house but wanted us to "fix" the hole in the wall that the stove pipe would leave when the stove was removed. They wanted the thimble taken out and the hole on the inside , as well as the siding on the outside repaired.

I declined to sell the house to these people and took the house off the market.

I would NEVER leave a pellet stove behind. They'd have to cash me out on the side to not remove it!
I won`'t have that option as my Lopi AGP is an insert and was installed in my relatively modern home that unfortunately, had a zero clearance fireplace as do most modern builds), said fireplace had to be gutted to install the insert. As I am in Upstate NY and wood \ pellets heat are very common here (the Shawangunk Ridge) I expect the insert will be a plus if and when I sell the house
