products for wood floor finish??

Can Anyone suggest a good product for re-finishing wood floors. I have some nice fir floors upstairs and maple in the dining rm. The floors are all from around 1910 or so. I will begin sanding in about a week. Any thoughts?
 
I have used several products over the last decade, (moved several times and floors always needed refinishing), and I would recommend Bona Traffic. They mfg. the coatings that go on gymnasium floors. My last project was over 4" White Oak and it turned out excellent. I have only used their water based and it is a 2 part mix with a hardener, but not to worry they give you plenty of "working time". It is not cheap, but I found it local at the same price as on-line. Good luck with your project!!
 
I suggest you look into Waterlox. It has a great reputation with savvy professionals. I like it because you can repair it easily.
 
I used Tung oil on my old pine floors after sanding...we weren't too keen on the hard shiny finishes(figured the kids and dogs would just scrath 'em up), and liked the ease of application, very low VOC content, and easy spot touch ups. The floors have a rustic look anyway, and it was super easy to do.
 
Water based for sure, oil will take forever to cure and recoats usually can't be done in under 8 hours.

If the finish now isn't in terrible shape a 17" floor scrubber with a red pad as a cushion with a 150 grit screen will take no time at all. Mop down some water with a little soap run the scrubber, hand sand the edges with a screen, suck it up with a shop vac, remop with clean water and your done. IMO only reason to sand the floor is if it's in terrible shape.
