Looking for a gasketed chimney cleanout door (masonry chimney), about 5x5 - 8x8

Can not find anything, anyone know of any?

We had they same issue on our cleanout door after we moved into
our current house. It really affected the draft, in my opinion.
We ended-up just cementing some Rutland Stove Door gasket material
to the frame, and it is working just fine now.
 
Check a good masonry supply store. If you can't find one, a bead of silicone around the inside edge of the door will work well.
