I'm thinking a 30 :p.

They positively want a wood stove. I've already put a call into one of the wood guys to save me some good stuff for them ;)

Looks like good air flow, maybe a fan pushing the air down the stair way ( to the left of the kitchen opening) at top of stairs master is to the right, and a hall way with a 1/2 wall to the left, opening into 2 beds & a bath.

I've got ALOT of kindling :)

Means I get to rent the apartment in this house for income, too *happy dance* :cool:

Best of luck with the sale Dix. Is there a chimney already in the place or will you be starting out from scratch?
 
begreen, sounds to me like she means Dixette and another....not Dixie.
Rental income from Dixette's "apartment".
Whichever it is, sounds like you're happy Dixie, so that makes us happy.;)
 
Right that should be do "they" have a chimney in the new house already?

They will need a chimney, no FP. If you look behind the love seat, there is a solid wall between the main house & the apartment (rental income for them !!!). But at that point in the roof, it's one story, so an easy up & out. Big plus is radiant heat through the wall to help heat the apartment.(first pic in link...apartment is the door to the far right)

They are preapproved, and their offer was accepted. Inspector coming tomorrow, but J's Dad & I went through the place with a fine tooth comb yesterday AM. We agreed, a good deal, and a sound house, contingent upon inspectors approval.

Hopefully things are looking up around here :)

OH, and they are close, but not too close... maybe 1 mile away, tops.

Wow 1 mile qualifies as super close in my book. Looks great! Looks like a 30 would be a good fit, but you may need a second stove. Now forgive me but I'm having trouble following: exactly who are the girls? what is the deal with the rental? are you staying in your current property? Either way it sounds like everyone is pretty excited about this.

Our oldest daughter and family just bought a place up here near us, about 5 miles away. Still too close.;lol
 
I stay in mine, they move into theirs, we both have income producing apartments . They have seen the beauty of this !!

By the "girls" I mean the Dixette and her live in partner (aka "J" )of 1 1/2 years. Seems like a solid relationship to me ( having seen alot of heart break on the Dixettes part).

The house is 2500 SF, including the apartment, which I'd guesstimate at 350 -400 or so, smaller than the one here (600 sf). It has a separate oil zone and thermostat. I think 1 30 would do it, BB, aside from putting at 17 into the apartment or a 13, but for the cost of the expense verses the cost of the oil I don't see a win/win for a while. They have to run the oil for the HW, any way.

Distance.... they go west, I go east... for now (working on that), but with the schedules, it might as well be 5 miles +.

Congrats, I've also recently became an empty nester, feels pretty good most of the time but there are other times you miss it.
 
Dang, LI taxes are high. Higher than our old annual mortgage payments. :oops:

I'm experienced empty nester, Todd... she left and went off to college, then came back... really cramped my style, hence her in the apartment in my house (for 5 years ) :p

Their taxes will be higher than my mine, BG. Politicos here should be drawn & quartered, IMHO.

It's unbelievable. I know. Highest paid cops in the country and retire with six figure pensions...not to mention its not uncommon for school administrators to have salaries above $250,000. That's just a portion of where our tax dollars go.

So anyway I think one 30 will get it done and maybe let the renters use the thermostat.

They are so excited !!

House passed "home inspection" today. The inspector said it will need an oil burner soon. Every one of us snickered ;)

Termite inspection tomorrow.

I don't remember any one thing that was a more important passage into the life of a real adult, then moving into my own place. The youngest daughter and two grand kids just did that (albeit 1100 miles away.;sick). But I do understand the excitement. Both exciting (my own pad) and scary (bills, don't they ever go away) at the same time. I hope they rock this world.;)
 
Link didn't work for me, but Holy moley- 3000 sq ft! I know plenty have houses that big- but 2 of us have 1600 sq ft and there's parts of the house we don't go into. Maybe they'd want to think about part of the house that could be shut off in the winter, with a stove in the other? I mean- they wouldn't be cramped in 2000 sq ft unless they own a half dozen giant dogs.

Got it to work. 5 bedrooms. yikes! Very nice lookin place
 
Holy taxes, Batman! That's about 10 years of prop taxes for me on a similarish type of place.

Congrats to them...getting your own place is a big deal. I think I still have some pictures of my first place from the day we bought it. It was pretty rough and scary looking. This place looks NICE!
