Freestanding or fireplace?

Hello, newbie here, about to sign papers to build a house. The plans call for a gas fireplace but I would rather put a pellet stove in and cancel the fireplace and they would give us a $5,000 credit. My question is, would I be better off putting a pellet stove in the fireplace or freestanding. I have been told stoves in a fireplace lose a lot of heat? It is a 2,400 sq ft. Colonial in Massachusetts. Thank you!
 
The insert in the fireplace will not "lose a lot of heat"....this is not a fireplace. The pellet stove will put the heat out into the room.

That said, the insert is harder to maintain than a freestanding unit, as it has to be pulled out for service. Some makes have rails underneath for that purpose. Typically, the inserts also have smaller hoppers.
