Cut to Add Gas Fireplace Into Chimney?

Hi, I'm interested in a house and it currently has a chimney whose current use is only one coal freestanding stove in the kitchen, which takes up a lot of space. Is it possible to cut into the chimney to insert a three-sided gas fireplace insert in it? This would be above the kitchen counter height (after kitchen remodel). The kitchen is on the first floor above the full-height basement, where I believe the chimney begins. What would the approximate cost be? (Note: the house is old, built around 1800.)
