Wood Insert Selectionn

Hi guys,

I am interested in installing a wood insert into our existing fireplace in our living room. House total is 1550 sq. ft. , but essentially two-halves separated by a long hall with bed rooms off the hall.

Fireplace Dimensions:

D = 21”
W (front) = 36”
W (rear) = 26”
H = 29.5”

Front of house where living room located, not open floor plan:

Sunroom 12 x 14 =168
Dining room 9.5 x 13 = 123.5
Living room 13 x 19.5 = 253.5
Hall 11 x 3.5 = 38.5
Kitchen 11.5 x 9 = 103.5
= 687 sq. feet

I’m looking for an insert to take the burden off of our oil boiler/ Mitsubishi Hyper-Heat heat pump, and as backup for power-outages.

I’m really liking the Lopi ….? Answer vs Evergreen?

Are they both now Catalytic?

Neither of these Lopi inserts are catalytic.

The Lopi’s are from a dealer in Providence.

Another local(er) dealer has the following:

Vermont Castings( I’ve read dubious reviews re their quality of late)

Is prefer *non* catalytic, but not a total deal-breaker.

Any opinions for the area size?

Stove size will depend on how well the heat can convect to adjacent spaces, how the stove is run, and the fuel load. Are the rooms closed off by doorways or is there a large connecting opening between adjacent spaces?

This is a rough floor plan of my house.

The living room flows openly through dining room and French doors into playroom. Wall between living room and kitchen. The living room is open to hallway( one big open T actually couldn’t get it to look it tho), as are bedrooms etc.

Is the fireplace 100% masonry or a factory built fireplace (often called zero clearance). The reason this is essential to know is many wood inserts are not approved for factory built fireplaces (including ours). If you are not certain, post some pictures and the experts here can help.

House as cellulose blown in between the walls, R36 and then some in attic,(will finish to R72 by winter) and is spray foam gap-sealed professionally. Double-pane windows, but they are old…house is pretty damn tight…should we use a clean-air intake if possible?

100% Masonry 1963 build year…exterior brick
chimney actually also have to have it rebuilt from flashing up per Chimney guy. The clay liner broke apart who knows how many years ago and the corrosive exhaust from fireplace and oil furnace ate it up. We’ve owned it for 8 years.

Wants !$8,600 to rebuild it.:

“Rebuilding chimney from splash shelf upward 520 antique brick
25’ tower staging
blues + lift (?)
New lead flashing aspen gray 3 tab
Debris removal

…does this sound fair?

Our fireplace had broken welds in a 1960 heatilator rendering it u/s. Also needed to replace lead flashing and rebuild chimney from roof line up. The rebuild was 3130.00 cdn. one lift of staging, 2 flues, cleanup and cap included.

I am going to install a regency i1150 as it is the only insert that will fit the fireplace dimensions. Quote approx 4500.00. ss liner and rain cap incl.
Changes to bring floor clearances to code unknown due to esthetic choices (DW!). Hoping total doesn't exceed 10k.

ps. insert is for aux heat and power outages.

It looks like the stove will mostly be heating about 1200 sq ft. The playroom will need a bit of convective assistance with a fan on the floor blowing toward the living room. Heating the bedrooms will be a greater challenge. They are going to be cooler.
