What's the best way to seal the clean out on my chimney. It's located outside on the bottom of my chimney . Usually I have to dig some dirt out around it to clean it.

Wait until it is warm enough and dry to make a silicone gasket. Clean the door edge and the face where it make contact. Then run a thick bead of silicone around the contact edge of the door. Let it air dry for about 15 minutes, then close the door and let it set up for 24 hrs.
