I'm closing on my first house. It's a 1700sqft single story home with an interior heatform fireplace. Dimensions of fireplace and house layout are attached below. Climate is coastal northern ca. (30*F in the winter). I was set on the Osburn 2000 until I measured the fireplace. The brick hearth is 1.25" above the inside of the chimney, which makes the osburn unit a little too tall. (i think). I like the look of the Regency I2400 and the price point of the Osburn. I can't find the Regency online anywhere and the local dealer wants $3200 for one.
I've been considering:
Regency I2400
Osburn 2000
Napoleon 1402
Englander 13-NCI
I've been having trouble finding places online that have the various models online with a price to tell if it's in my ballpark.
Anyone have any advice?
