My fiancé and I purchased a home a month ago and I'm prepping to get my Jotul f400 installed.

The house came with a newly installed fireplace and hearth. Problem is the fireplace is only 21" tall and the hearth is 20" wide. The jotul just makes it on the hearth with the back shield in place, but obviously no way even with a horizontal flue that I will get the flue pipe low enough to get into the fire place.

So I'm looking at options and suggestions. The easiest I see is knocking apart the hearth and lower it enough to be able to get the flue pipe into the fireplace. My concern here is when we flip the house and move in a few years, the fireplace would look weird being 4-6" higher then the hearth. Even with that option I would probably have to make the hearth wide to get the stove away from the fireplace for clearances.

Option 2 is leave the hearth and knock out the wall above the fireplace, remove the fireplace and have an exposed double wall pipe going up to the ceiling and then switching over to a chimney liner for the existing flue going through the roof.

Were going to take the existing mantle down and cover the wall with ledge stone as well

I think you went through most options already; the question is how much time and money you want to spend. Since you seem to be considering moving in a few years again and the fireplace looks pretty which may be a bonus with future buyers: Have you considered putting the stove on a separate hearth somewhere else with its own dedicated chimney? That will be much easier to reverse if you have problems selling the house.

Finally got around to working this weekend ripping down the sheet rock , stone and mantle. The pipe that is connected to the firebox is 8-12 Security Pipe made in Tennessee. Basically it's a tin 12" pipe with 8" pipe inside it supported off of brackets. There is no insulation between the two pipes like I normally have on triple wall pipe. the pipe is also only supported by the firebox,there is no ceiling support.

So can I even use this pipe for my jotul? Will I need to remove it and go with all triple wall or can I add in a ceiling tie in my my the double wall pipe right from the stove?

The pipe is air cooled. It will need to be completely removed from top to bottom and replaced with class A chimney pipe down to a new ceiling support. Then from the ceiling to the stove it will need to be connector (stove) pipe. Be sure to verify the clearances to combustibles for the stove and for the stove pipe. They are different for single-wall than for double-wall.
 
That is unfortunately what I thought as well. Not a big deal as I have a ton of triple wall pipe left over from my last install, although I was planning on using it for my basement stove. Changing the pipe is no big deal for me at all, same for ceiling support. My biggest concern is the roof flashing. Will I still be able to use the existing one? That is one thing I do not want to get involved with on a shingle roof. Metal roofs im fine with, but not shingle
 
Very likely the flashing will need to be replaced. The new chimney will be 6". It will have a smaller outside diameter, even if triple wall? (Is your pipe DuraPlus?)

Have a professional roofer do the flashing replacement. Done correctly it should go smoothly and last a long time. Be sure to get the flashing that matches the roof pitch and pipe OD.
 
Not Dura-Plus piping. I did use a Dura - Plus roof flashing on my last install and the triple wall pipe I used measured 8 1/2" OD. I had to enlarge the roof flashing
 
Do you know what brand it is?
 
The pipe I have is Olympia Chimney - Ventis Class A Pipe
OK, that explains the 8.5" flashing opening. Ventis is double-wall class A. Good pipe.
