Neewbie zero clearance fireplace questions regency

I am looking to install a new Woodburning fireplace in my home. My dealer has two regency fireplaces that are left overs from some time ago. Onne is a regency fp90b the other is a regency warm hearth I believe z2510? I believe they were both made in 2007. Neither have ever been installed or burned. They gave me a real good price quote on them. I haven't found any real reviews on either unit. I'm wanting to get some info from others that might have knowledge of either of these stoves. One major concern to me is that they are only rated for around 40k btu. Do these things send a lot up the flue and don't put out very much heat? 40k btus seems very low amount of heat for this size of stove. Any help would be very much appreciated thank you

It's the 40k the EPA tag or the real world test fuel ?

The btu rating is on the EPA btu ratings on the tag inside the stove similar to he yellow energy guide tag that would be on other appliances. The owners manual also shows them at the 40k btu . I just couldn't imagine them being this low. Thanks

That's not the actual rating. That's a cubic foot of test fuel average over one hour.

Thank you very much for clarifying that for me. When I look at the regency classic r90 regency rates it at 70k btus as well as it does the regency Excalibur ex90. Now from what little bit that I can find on the stove I'm looking at it appears to be the same stove as the r90 and very similar to the Excalibur ex90 both with 70k btus. Anyhow if I purchase the fp90b model it is a 2007 model never used I got a what I think to be a decent price quoted to me for stove with blower,gold louvers and fire screen for $3000.00 I have looked at the quadrafire 7100 and the heat and glow. Price is an issue to me as this is going to be for recreational burning. I have a 2200 sq home that is 10 years old that is pretty tight. I don't need the latest and greatest product just something that is safe,reliable and efficient. In the rare case of power failure I would like to heat home with it. Are these older units any good? Any drawback to this model? I haven't seen the greatest reviews on regency for customer service/ warranty issues. Any and all help is very much appreciated.

Why look for a discontinued unit? There are similar modern fireplaces. Look at the Flame Monaco for example.
