Creosote dripping outside of flue - chimney walls not the stove or flue

400 year old chimney swept and then a new flue and wood burner installed by Hetas installer. (1 year ago approx)
The wood stove is fine - no creosote there.
But on the edge of the fireplace - only on one side and only after rain the sticky drips of creosote appear.
Is it water that then picks up the soot on the way down?
sweep has said it’s difficult to sweep the old chimney again , now the flue is in place.

Is the creosote dangerous given it’s not coming from the flue pipe?

There is a neighbouring chimney for the other room , but it’s my understanding they are individual flues up to the shared chimney stack? Is that the case ?

Appreciate any help , this feels scary and expensive!

10 months - last swept the stove flue .

It should be investigate. The crown sealing the chimney stack may be leaking.
