Had a chimney inspection today and the inspector said that the entire chimney needs to be replaced because the previous owner modified the firebox on our gas, non wood burning fireplace by adding glass to the front and decorative metal “grates” in place of the mesh screen that was previously there. The new glass/metal front was attached with screws into the firebox.

The report says "this is a factory built gas appliance unit. Only gas can be operated in this unit. The firebox has been improperly modified. A glass panel (that is not designed for this system) has been installed over the front of the firebox. Screws have been used to secure the frame to the firebox. This has damaged the firebox."

Does this recommendation seem right to you? The quote was 15k….do a couple of screws really cause this much damage? He noted the rest of the chimney looked like it was in great shape. Wondering if there is a way for us to remove the panel and fill in the holes from the screws.

Yeah by the book any modifications toma listed appliance voids the listing and makes it unusable

Thanks for the quick reply! He told me off the record it is safe to use, will just likely be an issue when we go to resell down the line :(

I would tend to agree that it probably isn't an issue. But legally he has to tell you the listing is voided and it can't be used

It's not only reselling. Your insurance, if it gets to know this, may refuse to pay out in case of shtf.
