Chimney Leaking when raining

I have a leak around the chimney. The house is only 3 years old. From the outside it looks like the chimney was not flashed properly. I need to know how to properly fix this. [The builder won’t fix it because the 1 year warranty is expired. ]

Where is the leak with respect to the white trim piece I highlighted below? It looks like a composite or vinyl material but still needs flashing. It looks like they just cemented the gap between the trim and tile.

When I moved into my house there was a leak in the room right below where I show the pink square. I added flashing and no more leak.

The leak was directly below there. We had flashing installed along where the stone meets that white trim and that took care of it. Thanks for your reply.
